McBadillo Real Estate ("we," "us," "our") respects your privacy. This policy explains what information we collect through this website, why we collect it, and the choices you have. We follow Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and Alberta's Personal Information Protection Act (PIPA).

Who we are

Information we collect

We collect information in two ways:

• Information you give us. When you submit our contact form, we collect your name, email, phone number (if provided), and the details of your message. We use this only to respond to your enquiry and to help you buy or sell a home.
• Information collected automatically. Like most websites, our host (Netlify) automatically logs basic technical data such as your IP address and browser type for security and to keep the site running. If you accept analytics cookies, we may also collect anonymous statistics about which pages are visited (see "Cookies" below).

How we use your information

We use the information you provide to respond to you, arrange viewings or valuations, and provide real estate services you have asked for. We do not sell your personal information to anyone. We will not send you marketing messages unless you have asked us to.

Cookies

A cookie is a small text file a website stores on your device. Our site uses two categories:

• Essential cookies. These are needed for the site to work and to remember your cookie choice. They do not track you and are always on. One example is the small record of whether you have accepted or declined optional cookies, so we don't ask you on every page.
• Analytics and advertising cookies (optional). These help us understand which pages visitors find useful, in aggregate, and measure the performance of our advertising, including the Meta (Facebook/Instagram) Pixel, which can involve cross-site tracking. We also use Google Analytics to understand, in aggregate, how visitors use the site; if you accept, Google receives this usage data under its own privacy policy. They only load if you choose "Accept." If you choose "Decline," they are never set. You can change your choice at any time using the "Cookie settings" link in the footer.

Who we share information with

We share your information only where necessary to serve you: with our brokerage (Real Estate Professionals Inc.) as required by real estate regulations, and with service providers who help operate our website and communications (for example, our website host). If you accept analytics cookies, Meta (Facebook/Instagram) also receives data through the Meta Pixel for advertising measurement, governed by Meta's own privacy policy. Google also receives website usage data through Google Analytics if you accept analytics cookies, governed by Google's own privacy policy. These providers are bound to protect your information. We may also disclose information if required by law.

How long we keep it

We keep enquiry information only as long as needed to help you and to meet our legal and regulatory record-keeping obligations as a licensed brokerage, after which it is securely deleted.

Your rights

Under PIPEDA and Alberta's PIPA, you may ask us to see the personal information we hold about you, correct it, or delete it. You may also withdraw consent at any time. To make a request, email realtor@marlucbadillo.ca. If you have a concern we cannot resolve, you may contact the Office of the Privacy Commissioner of Canada.

Security

Our website is served over a secure (HTTPS) connection, and contact form submissions are transmitted securely. While no method of transmission over the internet is perfectly secure, we take reasonable steps to protect your information.

Changes to this policy

We may update this policy from time to time. The "last updated" date above shows when it last changed.
