Whether you're selling in Calgary, Airdrie, Cochrane, Chestermere, or Okotoks, it starts with knowing what your home is truly worth today, not what an online estimate guesses. We prepare a free, no-obligation valuation based on real comparable sales in your community.
The 5 Questions Every Calgary Home Seller Asks (Answered)
Selling a home comes with its own set of sleepless-night questions. Here are honest, Calgary-specific answers to the five we hear most.
1. "What is my home actually worth?"
Not what an online estimate guesses, and not what your neighbour's home listed for. Your home's real value is set by what comparable homes in your community have sold for in the last 60 to 90 days, adjusted for your home's condition, upgrades, and lot.
Calgary context matters here too. The citywide benchmark sits around $568,000, but the market is running at two speeds: detached homes are holding relatively firm, while apartment condos have softened, down nearly 9% year over year. What that means for your price depends entirely on what you're selling and where.
That's why the starting point is a free, in-person valuation: I tour your home, pull the real sold data for your community, and give you an honest number along with what could raise it.
2. "What will selling cost me?"
Fewer surprises make for better decisions. The main costs Calgary sellers should plan for:
- Real estate commission: Discussed and agreed in writing before we list, so there are no surprises later
- Legal fees: Typically $1,200 to $2,000 in Alberta for a sale
- Real Property Report (RPR): If yours is outdated or missing, a new one with compliance typically runs $600 to $1,000
- Mortgage payout: Depending on your mortgage terms, a discharge fee and possibly a prepayment penalty; your lender can quote the exact figure
- Prep and moving: Small repairs, cleaning, staging touches, and the move itself
During your valuation we'll walk through the numbers for your specific situation, so you know your estimated net proceeds before you commit to anything.
3. "When is the best time to list?"
Spring is traditionally Calgary's busiest season, with more buyers actively searching. But the "best" time is really a combination of three things: your segment's current conditions, competition on the market in your community at that moment, and your own timeline.
A well-prepared, well-priced home sells in every month of the year. A rushed listing struggles in the best month. If your timeline is flexible, we'll look at what's actually on the market in your community right now and pick the window that positions your home best.
4. "What should I fix before listing, and what should I skip?"
This is where sellers most often overspend. The general rule: small fixes that remove buyer objections pay for themselves; big renovations rarely return their full cost at sale time.
- Usually worth doing: Fresh paint in tired rooms, fixing anything visibly broken, deep cleaning, decluttering, and first-impression items like the front door and lighting
- Usually worth skipping: Full kitchen or bathroom renovations done just for the sale; buyers often prefer to choose their own finishes
- Paperwork counts too: Having your RPR, permits for past work, and condo documents ready prevents deal-slowing surprises during conditions
Every home is different, so during the valuation I'll tell you plainly which items on your list matter and which don't.
5. "How does the selling process actually work?"
Here's the roadmap, start to finish:
- Valuation and strategy: Free in-person assessment, real comparable data, and a pricing strategy you're comfortable with
- Prep and presentation: Targeted fixes, staging guidance, and professional photography
- On the market: MLS exposure, social media, and our buyer network, with showings managed around your schedule
- Offers and conditions: We negotiate every offer with your goals in mind, then manage the buyer's inspection and financing conditions
- Firm deal to possession: Your lawyer handles the paperwork and funds; you hand over the keys on possession day
Most Calgary sales run 30 to 60 days from list to firm deal in balanced conditions, and you'll know exactly where things stand at every step.
