Did your Calgary property's zoning quietly change back?
As of August 4, 2026, most Calgary lots reverted to their pre-2024 zoning. Here's what that means, plus a free one-page plain-English guide to what each low-density zone now allows.
What changed
Calgary City Council repealed citywide blanket rezoning. Most properties reverted to their earlier zoning (R-C1, R-C2, R-CG, and so on). In plain terms, two things shifted in opposite directions:
- The "build several units" play got harder. Many lots now allow fewer units than they did last year, and backyard suites face a parking requirement again.
- The "add a legal suite" play got easier. Council also made secondary (basement) suites a permitted use in low-density residential, rather than discretionary. If a compliant application meets the rules, it must be approved, with no neighbour appeal.
Both of these change what a property is worth to the next buyer, because buyers price what they're allowed to do with a lot. If you were counting on the old rules, or you're about to list a home with suite potential, this affects your number.
